Sealcoating is one of the most important steps in the preventative maintenance plan.  This simple periodic maintenance can double the life of your pavement and reduce the likelihood of larger repair issues, while providing a jet-black finish for your asphalt that will beautify your home or business.  This simple, low-cost procedure can save you a significant amount of money in the long run by eliminating the need for more extensive and costly types of services.

Protect Your Investment!In addition to routine inspections and ongoing maintenance, sealcoating asphalt pavement with a coal tar emulsion slows pavement deterioration by  protecting against the constant exposure to weather. However, for maximum benefit, sealcoat needs to be applied approximately 12 months after the initial application and then after that it is every other year.

Asphalt Cleaning Using professional equipment, all grass is trimmed from the asphalt surface.  The surface is then cleaned and prepared using hand powered tools.
Oil Spot Primer Professional solvents are used to clean oil spots and other harmful chemicals from the asphalt. While you will not be able to remove the oil completely this will help cover it.
Crack Repairs*Hot crack filling is available as an additional service.  Please keep in mind the cracks have to be bigger than the average spider crack to allow the crack filler to work and smaller cracks will be filled by sealcoating.
Asphalt Patching*We offer the additional service of asphalt repair.  Depending on the situation we can use cold patch or if more is needed we can hot asphalt patch as well.
Sealcoating

Only sealcoating will protect your asphalt from constant exposure to the elements.  Tarmax is a heavy duty, refined coal tar sealer designed to protect asphalt pavement against the harmful effects of water, sunlight and oil/gas spills.

What is the best temperature and weather to seal a driveway?
The best sealing weather is in the morning hours with temps between 75° F to 90° F, with sunny  clear skies and no rain. However, sealers can still be applied when the driveway surface temperature and air temperature are at least 50° F and rising. The temperature should not drop below 50° F  during the curing process (24 hours). Don’t wait until fall to seal the driveway from ice and snow, in  fact it’s important to seal it against rain and UV rays that can damage asphalt and create cracking  and crumbling. So sealing your driveway during any month when temperatures and weather are  appropriate is beneficial to protecting your driveway surface.
